Recent sales of “comparative” properties are strong indicators for the price other buyers would pay for any given property. However, a property may be less “comparable” than even a very experienced Relator might think. Most buyers who are about to pay a lot of money for a home he/she is going to live in are going to apply a very “sharp” eye to that property. If there are no offers for a property within a couple weeks of listing in the MLS, then it’s a “buyer’s” market, or there is a problem with that listing … very likely the price.
