Arizona Home selling is both art and science. The most important “art” is the ability to recognize when the market is telling you that your “science” was wrong!

Recent sales of “comparative” properties are strong indicators for the price other buyers would pay for any given property. However, a property may be less “comparable” than even a very experienced Relator might think. Most buyers who are about to pay a lot of money for a home he/she is going to live in are going to apply a very “sharp” eye to that property. If there are no offers for a property within a couple weeks of listing in the MLS, then it’s a “buyer’s” market, or there is a problem with that listing … very likely the price.
